RLDA Invites Bids for Prime Commercial Railway Land Development in Visakhapatnam

The Rail Land Development Authority (RLDA) is seeking bids for a 99-year lease on a 4.71-acre plot in Kailash Puram, Visakhapatnam. The land, allocated for 60% residential and 40% commercial use, will enhance connectivity through its proximity to the proposed Visakhapatnam Metro Rail Project.

The Rail Land Development Authority (RLDA), a statutory authority of Indian Railways, has issued a call for bids for leasing railway land at Kailash Puram along National Highway (NH)-16 in Visakhapatnam, Andhra Pradesh. The development, according to RLDA's official statement, will comprise 60% residential and 40% commercial use.

The land, covering an area of 4.71 acres (19,061 sqm), will be leased for a duration of 99 years with a reserve price set at Rs 170 crore. The built-up area (BUA) offered spans 91,403.31 sqm. Located at Dondaparthi Village, Seethammadhara Mandal, the site has a frontage of approximately 60 metres and is next to the Andhra Pradesh Micro Irrigation Project District Office.

This strategically situated land parcel is bounded by Defence Land to the north and east, NH-16 to the south, and a secondary road to the west. Its proximity to residential zones and educational institutions enhances its development potential. In addition, the parcel's location near the proposed Visakhapatnam Metro Rail Project's Steel Plant Junction to Kommadi Corridor ensures excellent connectivity.

Visakhapatnam, or Vizag, is the largest city in Andhra Pradesh and a rapidly expanding port city on India's eastern coast. The city has seen remarkable industrial growth, with significant sectors including steel, petroleum refining, and fertilisers. The RLDA, a statutory authority under the Ministry of Railways, focuses on leasing commercial sites, colony redevelopment, station redevelopment, and establishing multi-functional complexes.
