Navi Mumbai's Redevelopment Boost: Stilt Parking Height Excluded
The Maharashtra government has announced that the height of stilt parking will no longer count toward the overall building height in Navi Mumbai under the 12.5% scheme. This change aims to facilitate the redevelopment of several stalled projects by integrating this provision into the Unified Development Control and Promotion Regulations.

In a significant move to accelerate redevelopment efforts in Navi Mumbai, the Maharashtra government has decided that the height of stilt parking will be exempt from the permissible building height under the 12.5% scheme. The scheme, established in 1994, allots 12.5% of developed land to those affected by land acquisition, known as Project Affected Persons (PAPs).
Deputy Chief Minister Eknath Shinde announced that many redevelopment initiatives had been hampered due to the lack of a regulation excluding stilt parking height. Previously, the Navi Mumbai Municipal Corporation permitted buildings up to a 13-metre height with a Floor Space Index (FSI) of 1.5, but stilt parking was counted within this limit. The new directive will be added to the Unified Development Control and Promotion Regulations (UDCPR).
This amendment is expected to clear the backlog of redevelopment projects, allowing landowners to construct their homes on smaller plots, ranging from 40 to 500 square meters. The change is anticipated to be a boon for numerous residents in the area, paving the way for enhanced urban development.
